By accessing or using the Website, you agree to be bound by these Terms, our Privacy Policy and our Cookie Policy, which are part of these Terms. If you do not agree, do not use the Website.

These Terms are the entire agreement between you and us about the Website. They do not replace or change any separate written agreement you sign with eXp Realty, such as a listing agreement or buyer brokerage agreement. If any provision of these Terms is found unenforceable, the remaining provisions stay in effect. Our failure to enforce a provision is not a waiver of it.

You must be at least 18 years of age and able to form a binding contract to use the Website or submit a form. By using the Website, you represent that you meet these requirements.

Using the Website, submitting a form, receiving a home value review or communicating with us through the Website does not create a brokerage relationship of any kind (including a single agent or transaction broker relationship) between you and Selina Griggs, Selina G. Realty LLC, SG Global Group or eXp Realty.

Brokerage relationships in Florida are established and disclosed as provided in section 475.278, Florida Statutes. Selina Griggs provides real estate brokerage services only through eXp Realty, and any brokerage relationship with you will be set out in a written agreement between you and eXp Realty.

Listings on the Website. The Website shows properties listed by Selina Griggs through eXp Realty, and properties listed by other real estate licensees that are shown with the written permission of the listing agent and the listing brokerage. Each listing page names the listing agent and the listing brokerage. The Website does not show listings from a multiple listing service feed and does not offer a property search.

Not an offer. A listing is an advertisement, not an offer to sell. Prices, availability and terms are set by the seller and may change at any time. Listings are subject to prior sale, price change or withdrawal without notice, and the status shown on the Website may not be current.

Accuracy. Property information on the Website, including prices, square footage, lot size, room counts, year built, taxes, association fees, flood zones, maps and photographs, comes from sources such as sellers, public records, listing agents and other third parties. It is deemed reliable but not guaranteed and may be inaccurate, incomplete or out of date. Photographs, renderings and virtual tours may not show the property’s current condition.

You are responsible for independently verifying all property information through your own inspections, surveys, appraisals, official records and qualified professionals before making any decision.

Content on the Website is general information only. It is not legal, tax, financial, investment, insurance, mortgage or appraisal advice. Consult a qualified, licensed professional about your situation.

A home value review (also called a comparative market analysis) is an opinion of a possible price range based on available market data. It is not an appraisal and must not be relied on as one, including for financing. We make no guarantee about the price a property will sell for, how long a sale will take, or any future value or return.

When you submit a form, you agree that we may contact you by email and by manually dialed telephone call about your inquiry.

Calls and text messages sent by automated means are sent only if you check the separate, optional consent box on the form. That consent is given on the terms of the consent wording shown directly above the form’s send button, which is part of these Terms. Consent is not a condition of any purchase or service. Message frequency varies. Message and data rates may apply. Reply STOP to opt out and HELP for help. Text messaging is described further in section 7 of our Privacy Policy.

You confirm that any phone number you provide is your own or one you are authorized to use, and you agree to tell us if it changes. You may unsubscribe from marketing email at any time using the link in the email.

The Website and its content, including text, photographs, graphics, logos and design, are owned by Selina G. Realty LLC or its licensors and are protected by copyright, trademark and other laws. Listing photographs, floor plans and virtual tours are owned by the photographers, listing brokerages or their licensors and are used with their permission. eXp Realty and its logos are trademarks of eXp Realty or its affiliates. The Equal Housing Opportunity logo is used under United States Department of Housing and Urban Development guidelines.

We grant you a limited, revocable, non-transferable license to view and print pages of the Website for your personal, non-commercial use. You may not copy, reproduce, modify, distribute, publish or create works from any part of the Website without our prior written permission.

Copyright Complaints

We respect the rights of copyright owners. If you believe content on the Website infringes your copyright, send a written notice to us using the details in section 16 that includes:

If content you provided was removed and you believe that was a mistake, you may send us a counter-notice explaining why.

Information you submit through the Website must be accurate, must be your own (or information you are authorized to provide), and must not be unlawful, misleading or harmful. You authorize us to use your submissions to respond to you and as described in our Privacy Policy.

Do not submit Social Security numbers, financial account numbers or other sensitive information through the Website. If you send us ideas or feedback about the Website, we may use them without any obligation to you. We publish a client review only with that client’s separate written permission.

• use any robot, spider, scraper, crawler or other automated means to access the Website or collect its content, including listing details and photographs, except general search engines that follow the Website’s robots instructions;
• copy, store, republish, sell or redistribute content from the Website, including listing details and photographs, or use it to build a database or for any commercial purpose;

• send spam, malicious code or unlawful content through the Website;
• interfere with, disrupt or try to gain unauthorized access to the Website, its systems or its data;
• frame, mirror or reverse engineer any part of the Website;

• use the Website in any way that infringes the rights of others.

We may suspend or block access to the Website for anyone who violates these Terms.

The Website may link to websites or services operated by others. We do not control them and are not responsible for their content, accuracy, terms or privacy practices. A link is not an endorsement. Realty LLC, Selina Griggs, SG Global Group and eXp Realty, and their members, officers, agents and affiliates, will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data or opportunity, arising out of or related to your use of, or inability to use, the Website, even if advised of the possibility of such damages. Our total liability for any claim arising out of or related to the Website will not exceed US $100.

This section does not limit any liability that cannot be limited under applicable law, and it does not limit any rights or duties under a separate written brokerage agreement.

You agree to defend, indemnify and hold harmless Selina G. Realty LLC, Selina Griggs, SG Global Group and eXp Realty, and their members, officers, agents and affiliates, from any claims, losses, liabilities, damages, costs and expenses, including reasonable attorneys' fees, arising out of your violation of these Terms, your misuse of the Website or its content, your submissions, or your violation of any law or the rights of any other person.

These Terms are governed by the laws of the State of Florida, without regard to its conflict of law rules, and by applicable federal law. Any action arising out of or related to these Terms or the Website must be brought only in the state or federal courts located in or serving Manatee County, Florida, and you consent to the personal jurisdiction of those courts.

We may update these Terms from time to time. We will post the updated Terms on this page and change the Last updated date above. Changes apply from the time they are posted. Your continued use of the Website after that means you accept the updated Terms. Changes do not affect any separate written agreement you have signed.
