The Website is operated by Selina G. Realty LLC, a Florida limited liability company. Selina Griggs is a Florida licensed real estate Broker Associate (license BK3305515) affiliated with eXp Realty, LLC (“eXp Realty”), her supervising brokerage, and is a member of SG Global Group, a team with eXp Realty. Real estate brokerage services are provided through eXp Realty.

Selina G. Realty LLC is responsible for the personal information collected through the Website. The Website is intended for people in the United States, and personal information is stored and processed in the United States.

“CRM” means customer relationship management software, the system in which we keep contact and inquiry records. As of the Last updated date above, the Website does not use analytics or marketing cookies. The last 2 rows of the table apply only if and when those cookies are added, and then only after you opt in, as described in this Policy and the Cookie Policy. The Website shows its own listing pages but does not offer property search or show listings from a multiple listing service.

3.1 Information You Provide

• Contact form: first name, last name, email address, phone number, what you are looking to do (buy, sell, or buy and sell) and when you plan to move.
• Home value form: the property address, first name, last name, email address, phone number and when you plan to move.
• Text and call consent: whether you checked the optional consent box, the exact consent wording shown to you, the version of that wording, and the date and time you checked it.
• Communications: anything you tell us when you email, call or text us.

We do not request Social Security numbers, financial account numbers, images of identification documents or other sensitive information through the Website. Please do not send that kind of information through the Website.

3.2 Information Collected Automatically

• With a form: when you send a form, the Website also sends the address of the page you sent it from (for example, the listing page you were viewing), the address of the page where your visit began, and any campaign labels contained in the link you followed to reach the Website (for example, a label showing that you came from an email).
• Technical data: our website hosting provider receives the technical information any website needs to deliver its pages, such as your IP address, browser type, device type, the pages requested, the referring page, and the date and time of each request. This information is used to deliver, secure and troubleshoot the Website.
• Cookies and browser storage: the Website and our hosting provider store a small number of items in your browser. Each one is listed in the Cookie Policy.

3.3 Information Received From Others

• Public records and sales data: when you request a home value review, we may consult public property records and recent sales data about the property address you provide.
• eXp Realty and referrals: we may receive your contact details from eXp Realty, or from a person who refers you to us, when you have asked to be put in touch with Selina Griggs.

We use personal information to:

• respond to your inquiry, including questions about a listing, and provide the real estate information or services you request;
• prepare a home value review for a property address you provide;
• contact you by email or by manually dialed telephone call about your inquiry, and, only if you checked the consent box, by calls and text messages that may be sent by automated means (see section 7);
• send email you have requested, or email related to your inquiry. Every marketing email includes an unsubscribe link and our mailing address;
• keep records of consent and opt-out requests, and honor them;
• understand which pages and links lead people to contact us;
• operate, maintain, secure and fix the Website;
• meet our legal, licensing and brokerage supervision obligations, including record-keeping; and
• protect the rights, property and safety of you, us and others, and prevent fraud or misuse.

We do not use personal information to make decisions about you by automated means that produce legal or similarly significant effects.

We share personal information only as follows:

• eXp Realty, LLC, as Selina Griggs’s supervising brokerage, as needed for brokerage supervision, record-keeping and compliance. eXp Realty’s use of that information is governed by its own privacy policy.
• Service providers that perform services for us, and only to the extent each needs to perform them. The categories are: customer relationship management (CRM); email and text message delivery; website hosting, including delivery of web fonts; and analytics, only if analytics is added and only after you opt in.
• People you ask us to involve, such as a lender, title company, closing attorney, home inspector or another real estate licensee, with your consent or at your direction.
• When required by law, for example in response to a subpoena, court order or request from a licensing or government authority, or when we believe in good faith that disclosure is needed to protect rights, property or safety or to prevent fraud.

The sharing described in this section never includes text messaging opt-in data or consent, which are covered by section 7.

We do not sell, rent or trade personal information. We do not share personal information with any other person or company for that person’s or company’s own marketing, and we do not share it for targeted advertising.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.

Checking the consent box on a form is optional and is not a condition of any purchase or service. If you check it, you agree to receive calls and text messages, including messages sent by automated means, from Selina Griggs, Broker Associate, Selina G. Realty LLC, with eXp Realty, LLC, at the number you provided, about your real estate inquiry.

• Message frequency varies. Message and data rates may apply.
• Reply STOP to any text to opt out. We will send 1 message confirming your opt-out and no further texts.
• Reply HELP for help, or contact us using the details in section 16.
• We send texts only between 8 a.m. and 8 p.m. in your time zone, and no more than 3 texts in any 24 hours on the same topic.
• If you do not check the consent box, we will contact you only by email or by a personal, manually dialed call.
• Mobile carriers are not liable for delayed or undelivered messages.

Our text message delivery provider handles your mobile number and consent record only to send our messages and record opt-outs on our behalf.

The Website uses cookies and similar technologies, such as browser storage, as described in our Cookie Policy. As of the Last updated date above, the Website does not use analytics or marketing cookies. If we add them, they will load only after you opt in through the cookie banner, and we will update this Policy and the Cookie Policy first.

• Texts: reply STOP to any text message.
• Email: use the unsubscribe link in any marketing email, or contact us. We honor unsubscribe requests within 10 business days.
• Calls: ask us at any time to stop calling you.
• Cookies: use the Cookie Settings link at the bottom of every page, or the Global Privacy Control setting in your browser (see section 13).
• Access, correction and deletion: you may ask us to tell you what personal information we hold about you, to give you a copy, to correct it, or to delete it.

To make a request, contact us using the details in section 16. We will confirm your identity by matching the request to the contact details we hold before acting on it. We will respond within 45 days. If we need more time, we may extend that period once by up to 15 days and will tell you why.

We may keep information we are required to keep by law or by real estate licensing and brokerage rules, and we keep a record of opt-out requests so we can continue to honor them. If we decline a request, we will explain why, and you may ask us to reconsider by replying to our response. We will not treat you differently for making a request.

• Inquiry and contact records: while we are in contact with you, and for up to 3 years after our last contact, unless you ask us to delete them sooner.
• Transaction records: for at least 5 years, as Florida real estate rules require (Florida Administrative Code Rule 61J2-14.012), or longer if the law requires.
• Consent and opt-out records: for 5 years after the consent or opt-out, so we can show that we followed your choices.
• Technical data: for the period our website hosting provider keeps its records for security and troubleshooting.

When information is no longer needed, we delete it or make it anonymous.

We use reasonable administrative, technical and physical measures to protect personal information, including encrypted connections (HTTPS) for the Website and its forms, and access limited to the people who need it to respond to you. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

If a breach of security affects your personal information, we will notify you as required by the Florida Information Protection Act of 2014 (section 501.171, Florida Statutes): as quickly as practicable and no later than 30 days after we determine that a breach occurred or have reason to believe one occurred, unless a delay is authorized by that law. Where that law requires it, we will also notify the Florida Department of Legal Affairs.

The Website is not directed to anyone under 18 years of age, and only adults should use our forms. We do not knowingly collect personal information from children under 13. If we learn that we have collected personal information from a child under 13, we will delete it. If you believe a child has sent us information, please contact us.

Global Privacy Control. We honor the Global Privacy Control (“GPC”) signal as an opt-out of non-essential cookies. When your browser sends a GPC signal, analytics and marketing cookies stay off, and the cookie settings show that they are off.

Do Not Track. There is no common standard for responding to Do Not Track signals. The Website does not use analytics or marketing cookies and does not track you across other websites, whether or not your browser sends a Do Not Track signal.

The Website may link to websites and services operated by others, such as social media pages, eXp Realty, lenders or government agencies. We do not control those websites and are not responsible for their privacy practices. Their own privacy policies apply when you use them.

We may update this Policy from time to time. We will post the updated Policy on this page and change the Last updated date above. If we make a material change to how we use or share personal information, we will post a notice on the Website before the change takes effect, and we will ask for your consent where the law requires it.
