Manatee County
Bradenton is the Manatee County seat, on the south shore of the Manatee River. Downtown sits along the Bradenton Riverwalk, and homes range from older bungalows on established streets to newer communities to the east. The Gulf beaches of Anna Maria Island are to the west.
Sarasota County
Sarasota sits on Sarasota Bay, with a downtown known for its arts and performance venues and a bayfront park. Homes include downtown condos, established neighborhoods near the bay and newer homes further east. Siesta Key and Lido Key beaches are close by.
Manatee and Sarasota County
Lakewood Ranch is a large planned community that crosses the Manatee and Sarasota County line. It is made up of many villages, each with its own homes, amenities and HOA rules, and many with CDD fees. Main Street has shops and restaurants, and trails and parks run through the community.
Manatee County
Parrish, in northern Manatee County, has seen a lot of new home building in recent years, much of it in planned communities with HOA and often CDD fees. You will also find homes on larger lots outside the communities. Parrish is home to the Florida Railroad Museum.
Manatee County
Palmetto is a small city on the north shore of the Manatee River, across from downtown Bradenton. It has a riverfront park, older homes near the historic downtown and waterfront homes on the river and bay. Emerson Point Preserve sits at the tip of Snead Island.
Manatee County
Ellenton is an unincorporated community along the Manatee River, just off Interstate 75. Homes include single-family neighborhoods, manufactured home communities and riverfront properties. Ellenton Premium Outlets is here for shopping.
Manatee County
Anna Maria Island is a barrier island on the Gulf of Mexico with three cities: Anna Maria, Holmes Beach and Bradenton Beach. Homes range from older cottages to newer homes built up on raised foundations, and a free trolley runs the length of the island. Ask about flood zones, elevation, insurance and each city's rental rules before you buy.
Manatee County
Holmes Beach is the largest city on Anna Maria Island, with Gulf beaches on one side and Anna Maria Sound on the other. Manatee Public Beach is here. Homes include beach cottages, canal-front homes with boat access and condos, so flood zone and insurance details matter.
Manatee and Sarasota County
Longboat Key is a barrier island on the Gulf of Mexico that crosses the Manatee and Sarasota County line, between Anna Maria Island and Lido Key. Homes include Gulf-front and bayfront condos, canal-front homes with boat access and single-family homes in gated communities. Ask about flood zones, elevation, insurance and condo association rules before you buy.
Sarasota County
Siesta Key is a barrier island in Sarasota County, known for the fine white quartz sand of Siesta Beach. Siesta Key Village has shops and restaurants, and homes include beach condos, canal-front homes and single-family homes near the bay. Flood zone, insurance and rental rule details matter here.
