How do you figure out what my home is worth?

Selina starts with recent sales of similar homes near you, then adjusts for your home’s size, condition, updates and location. She also looks at the homes for sale right now that buyers will compare with yours. You get a price range and the reasons behind it.

Isn’t an online estimate good enough?

Online estimates are a useful starting point, but they rely on public records and can’t see inside your home. They can miss a newer roof, an updated kitchen or repairs that still need doing. A personal review accounts for those details, so the numbers reflect your actual home.

Do I have to sell if I ask for a home value?

No. The review is free and there’s no obligation. You can ask well before you’re ready, to plan ahead, compare selling with staying or time your next move. Selina walks you through the numbers and answers your questions, and the decision stays yours.

What should I have ready?

A short list of updates with the year each was done helps, such as the roof, AC, water heater, windows, kitchen or baths. If your home is in an HOA, have the monthly fee handy, and note any repairs you know about. Don’t have it all? Selina will ask about anything she needs.

Hi, I’m Selina. I help buyers and sellers across Manatee and Sarasota County understand their options and make informed decisions, one step at a time.

With a background in residential sales and real estate investing, I look at every home in two ways: how well it works for you today, and how well it can hold its value over time.

I was born and raised in Bradenton, and since 2014 I’ve helped clients buy and sell 300+ homes. I’m honored to be Sarasota Women in Business’s 2026 Woman of the Year and Manasota Honors' 2024 Realtor of the Year. I also mentor new agents and founded The Selina G. Foundation, a 501(c)(3) nonprofit.
